If the Leased Space or any part hereof are rendered unfit for use or inaccessible by fire, water, storm, wind, or other causes beyond the control of the Lessor and not attributable to any failure of the Lessee to observe and perform its obligations, the Lessor shall be entitled to require any part of the Leased Space which has been rendered unfit for use or inaccessible to be ceased from using and the Rent in proportion to such part of the Leased Space shall cease to be payable from the date of occurrence of such damage until the Leased Space has been rendered fit for use or accessible. Notwithstanding the above, the Lessor shall have the right at its option to terminate this Agreement forthwith and refund the Security Deposit and any unused portion of the Rent calculated on a pro rata basis without interest or penalty.
