In Orange County, new home developments are somewhat more plentiful than in Rockland or Bergen counties. New projects are mostly small subdivisions by local builders without much sophistication in the way of design or marketing. A significant difference exists between new homes in northern and southern Orange County. Homes in the north are typically smaller and lower priced, while homes being marketed in southern Orange County are larger, more expensive, and of better design. Marketing efforts are also more sophisticated in the south. However, some new-home developments in southern Orange County are still being undertaken in small subdivisions that cannot afford a significant marketing budget.
