At the urban level, the development of this area uses a process quite extraordinary that we should all follow. The land owned by the City is gradually sold to private companies. However, unlike a purely capitalist approach, the land is not sold to the highest bidder. Each investor interested in purchasing a section of the site must submit to the City a design and financial proposal. The City, in accordance with its own vision of the project, chooses an investor among all the proposals received. Once the investor is selected, the City requires the submission of his proposal to the competition process (by invitation only). At any time, the City has the right to put an end to the project if it doesn’t match its quality standards. Finally, when an architectural firm is selected and the project meets both the needs of the developer and the vision of the City, municipal authorities carry out the legal sale of the land. Henceforth, the investor has six months to begin the construction of his project or otherwise he will lose its right to build. The process may seem complex, but I am deeply pleased to see a city finally taking its future into its own hands! Why should a city being built by private developers without having any say, except on the type of exterior siding and the height of the building?
