Upon the expiration of the Lease Term under Clause 4, the Owner irrevocably and unconditionally represents and warrants that the Lessee shall have an absolute right to exercise the first option to renew the Lease for a further period of 30 (thirty) years or the maximum period as permitted by law for the time being (the “Renewed Lease Term”), without further expense, by serving a notice of intention to renew the Lease in writing to the Owner at least 90 (ninety) days prior to the expiration of the Term.
