Moving forward from our meeting today, I had general feedback on Cha Am as follows:
Khun Muntana - there is still a lot of work or more aggressive sales action to show from Cha Am (K. Muntana). I do not think she was as prepared as what I expected and I did not hear enough of what she is planning to do in 2016 to increase upon sales for Cha Am. For ADR she did not know the numbers in her head and from what I can see as a trend our ADR will just keep dropping.
That said, I would like to move her to Hansar Group Marketing office to work under the Supervision of myself and Jakob. I would like her to be positioned working with K. Nana where she can re-train as a Reservations Sales staff in K Nana's team and do the full job to support this team. Then Jakob can work with her to target sales for Hansar Group across our multiple properties and give her a monthly sales target not only focused on Cha Am. So she can do sales for Bangkok, Pranburi, Khao Yai and Cha Am in the long-term. Each month we will calculate her sales to show her performance. Basically we require her to do more than just 2 million in sales we want her to do 3, 4 million. By comparison in Bangkok we are doing 15-18 million in sales between our Marketing team. In Bangkok we can provide general support to help their sales that is following our standard for the group.
I will re-draft K. Muntana's contract and send to you details to begin to discuss with her next week.
Khun M - I do not think we should agree to let K. M increase the staff salaries in Cha Am because the properties performance is not managed to profitability well enough. If we want Cha Am to be profitable that means that in 2016 they will need to manage their expenses even tighter and offering staff salary increment is not really the answer. I do think K. M is doing his best and managing very independently but this year I would like to manage our resources more on the new projects and hope that K. M will manager our operating expenses to be equal and not more than our revenues.
Conclusion - could you revise Cha Am's HR chart to move K. Muntana from their payroll and show to K. M we will offset this expense but how else will he manage expenses in Cha Am. Then we can ask K. M to see how he can manage things for expenses in 2016.
