If the Demised Premises are not so surrendered to LESSOR immediately at the expiration or termination of this lease, the LESSEE shall be responsible to the LESSOR for all damages which the LESSOR may suffer by reason thereof and will indemnify the LESSOR against any and all claims made by any succeeding tenant, so far as such delay is occasioned by the failure of the LESSEE to so surrender the Demised Premises on time.
