The Tenant shall place a fitting out deposit with the Owner or its nominated agent in the amount stipulated by the Owner before commencement of such fitting out. Such deposit shall be returned without interest after the Leased Premises have been fitted out in accordance with the approved plans and to the Owner's satisfaction, subject to deduction therefrom of reimbursement for any loss or damage to the Building suffered by the Owner or its agents as a result of any breach by the Tenant of the Building Regulations issued by the Owner on fitting out premises in the Building from time to time and also for administrative and approval fees and any external fees incurred by the Owner in obtaining the approval of its architect or any other consultants.
