Several items are not on the BOQ & there is confusion as to the roof, despite us confirming with you that the roof structure & walkway were to be constructed by Super Dos.
As you may recall you (Edifix) informed us that the steel columns supporting the roof would have to be filled with concrete to add more strength due to the weight of the air con systems etc. in the roof.
You also informed us at a couple of meetings back when K.Pakhin attended that the thickness of the steel in the pillars would also be increased from 2.3 mm thick to 3.2 mm thick.
How ever you failed to mention that the majority of the roof steel for rafters, purlins and ridge was also increasing. The plan we have now shows the new steel sizes but the B.O.Q does not.
Paul has been working the new figures out with K Tor yesterday because K Doss has already ordered the steel for the roof and was not aware that he was being paid on the B.O.Q for the smaller steel dimensions. The labour to fit this is the same, but the material cost increase is approximately 265,000 Bht more!
Paul has also discussed with K.Tor the steel for the crawl space for maintenance and the steel to support the air con and H.Vac equipment. K. Tor is under the impression that it is being installed by the air con guys, which it is not as you well know. Choochuay stated that they would not be involved in the roof construction and they already given the weight load to you to calculate the roof structure. In the meeting before you reviewed the construction plan myself, K. Toom and K. Paul told you about the roof & that it needed the cat walk and the ladder for maintenance of the air condition, K. Pakin was acknowledge of this matter.The steel work for the crawl spaces and steel plate to support the equipment is a separate item from the quote from Choochuay. It is of course not an item mentioned on the B.O.Q. under roof steel work or ceiling work, so there is another extra to hit us!
There are no figures yet on B.O.Q. for the foundation trench and block work and render and access hatches for the crawl space perimeter walls under the building.(not the new walls supporting the kennels, but the walls to hide the void under the building).
Paul also did not find any thing to cover for the extra concrete in the steel roof support pillars.
You will also need to update the B.O.Q. for the extra steel work in the larger floor beams and extra support beams that K Tor specified.
We will also want the cost of extending the roof steel sheet over the new entrance step position and the extra steps included in the new figures.
With regard to another matter, the cladding in UPVC or stainless steel for the steel pillars located where block work walls adjoin, we would like to hold up on making a decision on what to use until the steel columns are in place and the roof is on. We will have to decide by the time they start constructing the block work walls, but then we will be able to judge better how obtrusive the cladding will be and whether we would like to consider making a tiled feature or similar rather than a strip of steel or plastic
Paul knows he asked at the meeting for the B.O.Q. to be corrected but as usual nothing was done, I have to insist you update the B.O.Q. immediately to prevent us having any more unpleasant surprises!
The next meeting is scheduled for Monday the 19th at 2 pm on site & Choochuay will also be there, I hope to see you there is not please let us know in advance so we can reschedule the meeting so you may attend.
