14. The Lessee shall indemnify the Lessor from any and all lawsuits, damages or claims of whatever nature brought against or incurred by the Lessor arising from Lessee’s lease of the Leased Premises but only to the extent caused by the negligence or wrongful actions taken by the Lessee, or its employees, guests, representatives, family or servants. This indemnification shall include all costs incurred by the Lessor in defending itself against a lawsuit or claim which is subject to the indemnity.
The Lessee shall at its sole expense obtain liability and property insurance coverage for the Leased Premises. The Lessee shall provide the Lessor proof of continuing coverage at any time upon the reasonable request of the Lessor. The Lessor shall be identified as a co-insured under the terms of the liability policy and shall be identified as the insured beneficiary and/or loss payee of the proceeds under the property insurance.
