Abstract:
The purpose of the study was to determine the clients' preferences for condominium property investment in Davao City. It also determined the order of relative importance of each attribute together with the utility estimations of different levels to model the best condominium property, as well as the determinants of condominium property investment of clients. Descriptive-causal type of research was used, and primary data were gathered through the use of survey questionnaires distributed to 150 clients who are all prospective clients/buyers of condominium properties. Results reveal that most of the clients are males, have ages ranging 31 to 40 years old, studied for 12 to 14 years, single, are self-employed/businessmen, with monthly income range of Php 51,000 to Php 100,000, owns the current residence, and has at least one real estate/residential property. Location of the condominium property is the most important attribute, while reputation of the condominium’s developer is the least important attribute. As for the best individual utility model of condominium property, clients preferred a condominium costing between Php 1.5 to 3 million, near their workplace, secured with a 24-hour CCTV surveillance, with two bedrooms, and is built by a developer that belongs to the top 10 best developers in the Philippines. As for the overall marginal utility, a condominium that is near the client’s workplace is the most preferred, while a condominium located near the city center is the least preferred attribute level.
