There are 2 ways to enforce the mortgaged property:
1. Sale by public auction
2. Claim foreclosure
Sale by public auction (Section 728)
1. The mortgagee must notify the debtor in writing to perform his obligation within a reasonable time (normally 30 days).
2. If the debtors fails to comply with such notice, the mortgagee may enter an action in Court for a judgment ordering the mortgaged property to be seized and sold by public auction.
