The proposed repairs are similar in nature to all affected buildings and comprise resin injection repairs of non-structural cracks in the building elevations and works to seal expansion joints in the structures which were damaged by the earthquake. Internally, various sections of gypsum plasterboard forming the ceilings and partition walls of the showrooms were disturbed. Localised repair was required before redecoration. In some instances, other fixtures were also damaged. These comprise wall tiling in toilets or kitchen areas and glass block internal partitions.
The contractor provided a bill of quantities specifying the scope of works at each location and this was reviewed in comparison to the findings of our own site inspections. We found that the scope and price of the works was generally correct and reasonable, with the exception of the unit rates applied to plaster repair which we consider to be overstated. We propose an adjustment to these works to reflect reasonable market rates.
