2. Rent Payment; Late Fees.
2.1 Rent. Tenant shall pay to Landlord during the Lease Term as rent for the
Premises and Furnishing and service fee, in Thai Baht, on the 1st
date of each month, as
described on attached “Lease Supplement”.
2.2 Advanced Rent. On execution of this Lease, Tenant shall pay to Landlord I
month Advanced Rent for Premises as rent for the last month of the lease Term.
2.3 Late Fees. Tenant shall pay to Landlord rent for the Premises and Furnishing
and service fee within the 5th
date of each month. After that date, Tenant agrees to pay a late
fee of THB50 (Fifty Baht) per day.
2.4 Insufficient Funds. Tenant agrees to pay the charge of THB200 (Two
Hundred Baht) for each check by Tenant to Landlord that is returned to Landlord for lack
of sufficient funds
2.5 Termination of the Lease Agreement If Tenant fails to pay to Landlord on
the rent payment date, Landlord shall send a warning notice to Tenant within 15 days after the
rent payment date. In the case that Landlord does not receive any reply and due payment
including late fees from Tenant, Landlord holds all rights to terminate the Lease Agreement
and to remove all Tenant’s belongings from the premise. Landlord is not liable to any loss of
the Tenant’s belongings.
3. Security Deposit.
3.1 Security Deposit. On execution of this Lease, Tenant will arrange for Bechtel
International, Inc. to pay the landlord the sum of THB 10,000 (Ten Thousand Baht) as
security deposit for the performance of Tenant’s obligations under this Lease. Tenant
promises to cure any breach or default of Tenant’s failure to perform any of Tenant’s
obligations hereunder. If Tenant breaches any terms or condition of this Lease, Tenant shall
forfeit the Deposit, as permitted by law.
3.2 Return of Deposit. In the event that Tenant shall fully and faithfully comply
with all of the terms, provisions, covenants and conditions of this Lease, the Deposit shall be
returned to Bechtel International, Inc. within 14 calendar days after the end of the Lease and
after delivery of entire possession of the Premises and Furnishings to Landlord.
4. Default.
4.1 Event of Default. If Tenant defaults in fulfilling any of the covenants of this
Lease, Tenant shall be in default of this. Then, in any one or more of such event upon
