The comparability table of key indicators of business results between Hotel and Household products in
Croatia shows enormous differences of all indicators in favor of the Hotel products. This indicates that the hotel
is a sustainable tourist product that creates sustainable tourism. Sustainable tourism is founded on sustainable
development of tourist products, which individually and together satisfy the needs of tourists and host in such a
way that in the long run they protect and heighten the possibility of future development. A more detailed impact
on the natural environment in the case of lodging products of the Hotel and B&B Household will be assessed by a
comparison of data as to what extent each particular lodging product is used in fulfilling the needs of the tourists
and host and what profit do they make; how many people do they employ, and in which way do they protect the
natural and cultural heritage of the host community.
1.3.1. Fulfilling the needs of tourists and host in regard to occupancy rate of capacities, profit and
employment by way of Hotel and B&B Household products
Fulfilling the needs of tourists and host based on the key indicator of the % rate of room occupancy as a
yearly average rate of utilization shows much higher utilization of the Hotel product, actually by 500% in
comparison with the B&B Household product. This means that tourists are buying and hosts are selling the Hotel
lodging product even five times more than the B&B Household lodging product. Thereby, the Hotel product
prolongs the tourist season to 160 days or by 44% whereas the B&B Household product reduces the season down
to 32 days or a mere 8.8% occupancy of capacities per annum. According to the index of utilization of capacities
of only 8.8% we may assess that the B&B Household lodging product has an exceptionally poor utilization.
Therefore, this product has an intolerable impact on the natural environment of the host community of the tourist
destination.
Fulfilling the needs of tourists and host based on the profit indicator, expressed by way of room or
lodging unit respectively, is incomparable between the Hotel product and the B&B Household product. Profit per
available room in the B&B Household is not provided, because the household “rentier”, according to regulations,
is defined as a natural person who is not employed and is not a craftsman nor a merchant. All the same, it is
possible to compare the realized average daily rate per room in euro, which in the Hotel amounts to 65.8 euro,
