4.3 Sales Agency Services
4.3.1 Staffs providing
We will provide 2-3 sales staffs (including 1 senior level) to be rotated to station at sales office. Additional staff will be allocated for event marketing, as and when necessary. Apart from the dedicated staff at site, other residential Sales personnel of DTZ will also aggressively offer your project to their customer base.
We shall conduct staff training including project briefing and FAQ’s so as to equip our appointed staff to professionally attend to all prospects including phone calls, walk-ins and invitees with the view to professionally conclude sales at the most acceptable selling prices to maximize revenue for the developer.
4.3.2 Concluding Negotiations
We shall attend to enquiries by rotating queue with another co-agent at sales office, undertake marketing presentations and shall handle negotiations with all prospective purchasers in order to conclude sales at the shortest possible timeframe. In the event of deviation in selling prices, we will submit our recommendations to the owner for approval before any such transactions can be finalized.
4.3.3 Sales & Purchase Agreement Preparation
We will in conjuction with your solicitor/lawyer in preparing and reviewing the “Intention to buy Agreement” and “Sales & Purchase Agreement” according to Thai law (Aor Chor 22). Our sales staff will prepare and follow up the purchasers to sign these agreement.
4.3.4 Monitoring of Marketing Progress
We will conduct regular meetings (at least twice a month) with the owner or owner’s representatives to evaluate marketing progress and monitor competition. Regular status reports will be submitted on a monthly basis or at more frequent intervals as they may be required, especially at the beginning of the marketing campaign. In addition, follow-up meetings will be arranged to discuss the progress of the project, to update developer of market movement including new competing projects of similar quality as well as fine-tuning sales strategies to enhance sales performance.
4.3.5 End Financing
We will assist and advise on-site end financing in conjunction with your approved banks and financial institutions, as well as tap potential to cross-sell to selected customers of approved banks and financial institutions.
4.3.6 Overseas Functional and Sales
In the event that the developer intends to enter into the overseas market and the market sentiment is positive towards property market in Thailand, DTZ has the capability of introducing your esteemed project to its client base overseas such as Singapore, Hong Kong and China. This activity will be offered to you if and only of condition is positive and details of such activities including venue, time frame, setting up costs, invitation, commission level etc. will be discussed at future date on upon your request. All costs related to overseas sales activities will be 100% borne by you upon your approval.
