12.2 If the Lessee fails to vacate the Premises within the time frame mentioned in Clause 12.1, the Lessee agrees that the Lessor shall have the following rights and the Lessee will in no event protest, obstruct, claim any damages whatsoever or take legal action against the Lessor.
(a) The Lessor or its representative(s) is entitled to repossess the Premises and assume that the Lessee's right to possess the Premises come to an end immediately ;
(b) The Lessor or its representative(s) is entitled to break the doors, keys or any obstruction and to remove the property and dependants of the Lessee from the Premises, and the Lessee shall be required to pay for the costs of removal and storage of the said property ;
(c) The Lessor or its representative(s) is entitled to seize all property and dependants of the Lessee as security for damage which may incur to the Lessor and the Lessee pemits the Lessor to auction the said property ;
(d) The Lessor or its representative(s) is entitled to lock the doors or prohibit the Lessee from any access to the Premises ;
(e) The Lessor or its representative(s) is entitled to cut off the electricity supply
water system and/or disconnect the telephone system within the Premises;
