First of all, I would like to apologize that I have not contacted you for ages. This is because recently, I have been very busy with my business. In terms of working, at the initial stage I need to travel between Thailand and Australia quite often in order for visiting my clients. As a result, at this period of time I couldn’t stay in Australia. However, I still need to rent this unit for accommodation since I have been working quarterly at the head office in Australia as well as in the future I must come back to work here permanently.
Therefore, I would like to notify that I prefer to continually rent this unit for housing as I got back to work here. During I have been away, my Thai friend Nicky (Nungnut Phansawang), would have been looking after this unit on behalf of me. Hi Puvadej,
Please be advised that the owner has instructed us to serve you a Termination Notice, which we have passed onto Nicky. Therefore, the last day of the lease is Monday 10th August 2015.
There was a week in late June where the fire brigade was called out four (4) times. The reason for the call outs was that there was someone smoking in the fire stairs of level 13 setting off the smoke alarms. Other tenants on the same level have witnessed Japanese people smoking there; your unit was the only one that had Japanese people residing there. The cost for each fire brigade call out is $1,500, making the total cost $6,000. Who will be paying for the $6,000?
Please advise Nicky to cooperate with us and ensure the vacating of the unit to be hassle free. Thank you for your time.

Thank you for your email. However, I don't think both yourself and/or the owner have been very fair in this situation.
I have been a tenant of the said property for over 3 years and have been a good tenant without any incidents etc. Please note that the smoking issue did NOT cause by our unit. I am strongly refuse to accept this accuse because none of my roommates smoke.
All I have asked is for another year of extension of the contract, I don’t see how this can be a problem. You have asked for my confirmation email in which I have written to you previously with the hope that you will understand my situation. I am very busy with my business and have to travel between 2 countries as I mentioned to you earlier. At this stage I will not be able to find a new accommodation until next year. If the owner insist to force us to leave in this situation, I will have no other choice than to make an application at the tribunal, on the grounds of procedural fairness and eviction causing myself and others to be living on the streets.
