Agenda 5 Building fire safety and security report.
PMT arranged on December 30th, 2014 for a system test and fire drill as required by Thai law. All
owners and residents were invited to attend.
It was discussed that the building fire alarm system is going through a 3 step repair process to correct some wiring problems and main circuit board replacement. There will be an announcement when this job is complete and probably another fire drill / test.
Agenda 6 Presentation of building management, maintenance reports and future service offerings.
Energy Efficiency:
The committee has now finished replacing all lamps with energy efficient LED’s and reinstating
lamps all around the building. All driveway lights have now been rewired and activated. This
will continue to provide reduced electrical costs and complies with Building Fire Safety
requirements.
The security staff of the building 'Guts' is under a midyear review and there is now a 32 point system check for all of the machinery, pumps, lifts, generators, AC's ect ect that the tech team and the security staff looks at daily, weekly and monthly depending on the circumstances. There is a new motorcycle and bicycle parking system set up as these two types of transportation have been separated. Bicycles are now required to park in the back of the building. A new co - owner key safety box has been activated with a new system to keep these keys. Storage files and cabinets have been expanded as to provide for better safe keeping of documents along with a new Net work / server so that E board members can pull any important files down from a cloud / backup system for reference. SCR's more important papers and documents will be stored electronically. A new system for collecting common fees will soon be introduced as SCR cannot afford slow paying co owners. Service for laundry, or airconditioning cleaning repair can be made on the second floor in the JPM office. General maintenance service is available to all co owners while more sophisticated work or re conditioning will have to be planned and contracted out. This can be booked at the second floor office. Real estate service have been improved for those wishing to rent out or sell their units at SCR.
Agenda 7 Presentation by committee on current legal status of case filed against SCR Juristic Person Manager ( JPM) by owner Heinz Luginbuehl.
This case is now complete with the court's ruling that the current committee is legitimate as well as the current JPM. The court also ruled that Mr. Luginbuehl had resigned and was not removed. The written judgment has not been handed down as of yet, only a verbal.
Agenda 8 Presentation by committee on current legal status of criminal and civil case against Heinz Luginbuehl, Savils ( Thailand ) Ltd. B Grim Metalworks and Khun Angkana Mekdum by Sukhumvit City resort.
These cases have 'stalled' at the Lumpini police station due to uncontrolled circumstances, however, with the help of "Orion investigations" law firm the cases will be re filed in a private prosecution venue that will bring new life to the above legal affairs. All parties representing SCR on these manners continue to claim that our cases remain strong and that we have legitimacy as we move forward in trying to get our building fixed. The Committee and Management have attempted to discuss the cases to reach an 'out of court' conclusion with Mr Luginbuehl but to no avail. A representative of Mr Luginbuehl addressed the Co-owners and communicated that Mr Luginbuehl wished to resolve the matters out of court and proposed to meet with PMT / Committee for further discussions at a date to be confirmed
