Agenda 13. To consider and approve subject to the approval the manager in writing a fully specified building plan a request from Lessee of Unit 7/1 Rudolph Young
To enclose the bedroom balcony on the west side of the building that will extend the bedroom, with glass in frames and a glass sliding door( no structure changes ) in front of the bedroom and will not be in view of any of the other apartments. The only way to see this would be to walk around the back of the apartment . This space is already included in unit’s monthly payment calculation. Approval – If approved in writing by the Tessabaan and engineer , it is subject to the Condominium being absolved of all and any responsibility of future damage ,repair and such remains the liability of the owner.
Reply from the owner of 7/1(Kiss Holiday) I have no problem providing
1. Rudolf produces the drawing and engineering etc. of the proposed changes.
2. That the majority of the owners approve.
3. That the drawings and changes are approved and stamped by the essabaan.
4. I will probably have to have an input into the alterations so I need to no know that all costs will be covered by Rudolf .And no costs to me .Any significant input and costs that is needed by myself are covered by Rudolf.
5. That the manager (Jonathan) keeps a strict check on the alterations as they are being built when approved by the Tessabaan.
6. That the current lease between Rudolf and Kiss holiday are update to reflect the alterations and responsibilities.
The meeting then considered and did NOT approve to extend the west facing bedroom of 7/1 ,with the following votes which is in accordance with the Articles of Association
The Pagoda has been removed by the owner prior to the AGM meeting.

Agenda 14. To consider and approve Increasing condominium fees
Service and Maintenance –Due to increasing costs of service contracts, service fees and increasing building maintenance costs as the building and equipment is getting older and replacing , repair or greater maintenance.
Suggested increasing: Service & Maintenance increase from 40 baht to 43 baht per sqm is approx..(7.5%)
Upon having considered and seconded , the meeting then considered and approved to increasing building maintenance from 40 baht to 43 baht per sqm , ,with the following votes which is in accordance with the Articles of Association

The co owners are in agreement that if the 3 baht increase per sqm is deemed to be required in the future it shall be implemented as discussed when needed.
