Clause 16. If the Leased Unit or any part thereof, or any part of the building containing the Leased Unit is acquired or condemned by the power of eminent domain by any public or other authority so as to render the Leased Unit unsuitable for residential purposes, then this Agreement may be terminated at the option of either the Lessor or the Lessee. Rent will be apportioned between the parties as of the date of termination. If this Agreement is not so terminated, then rent will be abated in the amount as mutually agreed by the parties by taken into account the nature and extent of the area taken.
Clause 17. After completion of the first 12 (Twelve) months, in case the Lessee is compelled permanently to leave Thailand due to any reason regarding his/her career or professional, for example the Lessee is assigned to other country by his/her employer, this Agreement will terminate upon the Lessee give the Lessor not less than 2 months written notice in advance, prior to date of leaving, together with a written certificate issued by his/her employer or the company or enterprise that the Lessee works with, stipulating that the Lessee has been assigned to work in other country.
At the termination of this Agreement in accordance with Clause 17, paragraph 1, the security deposit, or balance, shall be returned to the Lessee subject to the conditions stated in Clause 4 of this Agreement.
