What is our game plan?
Kempinski Hotels’ expansion strategy is to grow its portfolio of extraordinary hotels and resorts in key destinations worldwide, while continuing to retain its independence. We are looking for trophy and market-leading hotels in major markets where we feel Kempinski can clearly add value for the benefit of the Owner.
We have deliberately decided to keep the Kempinski family small--our goal is not to have more properties in the portfolio than the age of the company--so as to focus our efforts on maximizing the operational and financial performance of each single property.
Kempinski's selection criteria
Our selection criteria when evaluating new business opportunities can be summarised as follows:
o Exclusively focus on luxury five-star hotels and resorts.
o Broaden Kempinski’s portfolio representation in key European and international destinations that are favoured by our key feeder markets.
o Identify hotel and resort projects that are financially sound and viable for all parties.
o Select or develop properties that have the potential to become market leaders in their own segment.
o Find the right balance between city hotels, leisure resorts, and other niche products.
o Favour conversions of existing buildings with history and architectural flair.
o Accentuate the local culture wherever possible in the design and concepts of the hotel.
o Emphasise the individuality of each property.
Our business model
Kempinski has decided to move away from the ownership of real estate and to focus on its core business: the management of hotels and resorts on behalf of the Owners of the bricks and mortar. Hence, the growth of our portfolio internationally is built around the execution of management contracts.
In line with this pure management focus, we generally do not consider any acquisitions, investments or equity participation, except in select markets where we may support an investment partner in the acquisition of a property. In exceptional cases, we may be prepared to grant leases or minimum return guarantees for hotels in strategically critical city destinations, where we are confident that the project is economically viable, and that our downside risk is adequately compensated with solid upside potential.
Agreements for new member hotels are tailor-made and formulated according to the individual needs of each business. Through its management contract, Kempinski provides Owners with the essential operational expertise necessary for establishing and preserving the long-term profitability of their investment.
The Owner has no operational responsibilities and enjoys a hassle-free property investment, while retaining such ownership benefits as cash flow, depreciation, deductions, tax benefits, value enhancement, refinancing opportunities, and ownership of the property after the contract expires.
In a nutshell, the Owner signs into a full package of benefits such as operational expertise and management know-how, immediate brand recognition and access to strong distribution channels.

We at Kempinski are especially proud of the strong relationships we build over time with each of our Owners, mirroring our philosophy of managing a collection of individuals, not a chain product.
From the moment we start researching a new project or begin discussions to take over the management of an existing hotel, our most senior Executives are the main point of contact for our Owners and are always available to engage in a dialogue. As we go through the process of defining projects and how we are best to position and manage a new property, we establish a partnership built on trust, co-operation and mutual respect. We value this privileged relationship very highly and strive to maintain an open line of communication with our Owners.
With this in mind we have launched the "Kempinski Owner’s Meeting," a unique forum to continue facilitating exchanges and dialogue between our Owners, senior Executives and the senior management team.
We have established the Kempinski Owner’s Club as a formal recognition of the trust bestowed on us by our Owners when they appoint Kempinski to manage their hotel. No other hotel company offers its owners such a recognition service on a company-wide basis. The Owner’s Club offers immediate access to our hotels’ services and ensures a welcome in true VIP style. For this service to be a recognised success, each Kempinski hotel or resort ensures the total commitment of its staff to deliver on this promise.
From the moment a property has been contracted, our Owners can begin to reap the associated rewards of joining Kempinski’s Owners Club. Membership offers exclusive benefits, including special rates when staying at any Kempinski hotel or resort within our portfolio, as well as regular newsletters from the senior management of the Company.
