If the leased premises or any other part of the building is damaged or destroyed by fire or other disaster (except through the negligence of the tenant or its officers, employees, agents or invitees) and this render the leased premises unsuitable for occupation, the leased period and this agreement shall terminate ninety (90) days thereafter, expect that if such damage or loss can be repaired and reinstated within ninety (90) days, either the owner or the tenant shall have to option of electing by notice to the other to continue the lease period under the terms and conditions of this agreement, and if this agreement is not terminated, the monthly rental fee shall be reduced pro rata according to the nature and extent of the damage and shall be suspended whilst the lease premises are wholly unsuitable for occupation and recommence only when rendered fit for the tenant to use according to clause 2.
