The Landlord may terminate this lease by re entering the Premises (or a part of them) itself or by an authorised agent if:
5.1.1 the rents remain unpaid for twenty one days (whether or not formally demanded); or
5.1,2 the Tenant fails to perform or observe any of the tenant covenants or conditions of this lease; or
5.1.3 an event of insolvency occurs in relation to the Tenant or the Tenant allows any distress or execution to be levied on its goods; but the termination of this tease does not affect the rights or remedies of the Landlord for any breach of tenant covenants or the conditions of this lease occurring beforehand.
