Per our discussion earlier yesterday with Khun Ngamsitree, due to unfinished works and defect related to Jeffer per below email from Khun Mingkwan, Ton Chin Kan would not be able to accept the transfer of the lease area on 16 Jul krub.
From our discussion with Khun Mingkwan and team during the meeting at the site, we understand that Korakuen would require at least 3-4 days to complete the works. Khun Mingkwan will coordinate with Korakuen on this in order to ensure that Korakuen will complete all the work so that the lease area is back to the original condition.
In addition, with respect to the defect as a result of the water leakage from Jeffer, at first, we understand that the water leakage is contained in the very small area around the corner next to Jeffer shop. Yesterday, we found that the water leakage causing the moisture to spread under the shop's floor in quite a large area. This could have the long-term impact and cause damages to our shop's floor, wall, and built-in furniture.
We understand that Khun Mingkwan and team will contact Jeffer to rectify the defect. We will wait for the results from the discussion krub.
Assuming Korakuen and Jeffer require a week to complete their works, we would like to ask Belle to kindly consider the following alternatives krub.
1) Adjusting the renovation/lease period by approximately a week to reflect the delay causing by these matters; or
2) We are also fine if Belle would consider 1) no rental charge during the 1st week to compensate the delay causing by these matters, i.e. 16-22 Sep, and 2) waive for penalty, if any, as a result of the delay opening causing by these matters. This alternative would be more convenient in terms of documentation as there is no change to the renovation/lease period.
In any case, both alternatives will allow Korakuen and Jeffer teams to complete their works within a week, which should be sufficient krub. In addition, the potential liabilities as a results of any accident will be clearly cut off between Korakuen/Jeffer and Ton Chin Kan as we will enter the lease area once Korakuen/Jeffer finish their works; otherwise, it would be more troublesome if all parties work in the same site at the same time.
