LEASE AGREEMENT
This lease agreement is made at 228/30 Lanna Thara,Rachapreuk Road. T.Maehie A.Hang Dong Chiang Mai 50120 on the date of 17 January 2017 between MR.Kuan San Meng ID card noS1443075 (On behalf of Vimolphon Songaroen) hereinafter called "The Landlord"
And
Peta Richelle Milan ID Passport no N1032351 Date of expiration 23 June 2019 hereinafter called "The tenant" Who decided to rent the premises from the Landlord for a term of 2 yearsstarting from 16th January 2012 to 15 th January 2014

At the date of this contract, the Tenant shall pay the advance of 2-month rental;90,000 Bahtless initial deposit of 20,000 Baht. The 1th month advance rental Would be paid on the 16 th January 2012; date of the commencement of the lease.

The Premises are located at ............................... The list of furniture, equipment and other properties in the premises, Which the tenant wishes to use, is attached as attached as Annex 1. The monthly rental of the premises is 45,000 baht per month.


Both parties further agree:

1. On the date of this contract; The Tenant shall pay a deposit in the sun of 90,000 Baht against the term of 2 year. After any damages or any unpaid bills of the premises, the Landlord must refund the remaining amount to the Tenant, after the deduction of any damages and any unpaid bills of the premises within thirty (30) days of vacation of the premise.

2. The Tenant must pay the rent to the Landlord as agreed,by the 16 th of each calendar month.

3. The Tenant shall be responsible for and make payments for the: The electricity,Gardening, Internet, Water supply, Garbage collection baht 70 to be paid to Lanna Thara office directly.

4. Repairs & Maintenance: The Tenant shall keep the house and equipment as well as other properties on the premises in good and clean condition and shall take care of day to day maintenance and regular cleaning of electrical appliances contained on the premises, and shall promptly pay for any damages (other than those caused by normal wear and tear) occurred by the tenant, family members,visitors,pet,animals and any other human. and in case of (electric bulb,fuse) the Tenant shall be responsible to pay for its replacement.

4 . &ดูแลรักษาซ่อมแซม The Tenant shall keep the house and equipment as well as other properties on the premises in good and clean condition and shall take care of day to day maintenance and regular cleaning of electrical appliances contained on the premises, and shall promptly pay for any damages (other than those caused by normal wear and tear) occurred by the tenant, family members,visitors,pet,animals and any other human. and in case of (electric bulb,fuse) the Tenant shall be responsible to pay for its replacement.
