7. The Lessee shall not allow any person to reside and/or conduct any activities which may be harmful to the building or may annoy the others or conduct anti-law of public health or the public security
8. The Lessee shall not sub-lease the building or any part to any other person, or allow any person to make a profit of the building, unless with the prior written permission of The Lessor. The Lessee is also not allowed to use the premises for the unlawful, immoral, unusual, or disturbing purposes.
9. The Lessee is not allowed to bring any illegal materials to keep or sell in the premises. I case The Lessor considers any material improper to be kept or sold in the premises, The Lessee must move out such as its own costs.
10. The Lessee must take proper care of the rental place and its surroundings and not allow them to become messy, dirty or smelly. The Lessee must not make noise that annoys anyone else. The Lessee must not do anything which is offensive or dangerous to those nearby.
11. The Lessee shall always permit The Lessor to inspect the building as suitable.
12. In case of The Lessee breach of agreement of any clauses, this contract shall be terminated without prior notice. The Lessor has the right to take possession of the leased property. Remove the persons and chatels of The Lessee from the leased property, without The Lessee having the right to claim that the actions of The Lessor constitute trespass, damage or loss of liberty or any other wrongdoing, civil or criminal, of any kind. In addition, The Lessee agrees to allow The Lessor to immediately use the leased property for any other purpose desired and The Lessee agrees to compensate The Lessor at a rate of …. Baht per day for each day that The Lessee has failed to vacate The Leased property in accordance to this provision.
