3.Rental
3.1 The Rental Fee for the Lease Term during January 1, 2017 until December 31, 2019 shall be105 (One Hundred and Five) THB per Sqm./ month.
If the Lessee terminates Agreement without cause before the expiry date of Term on December 31, 2019, the Lesseeshall pay the Lessor the additional amount at following rates.
(a)15 (Fifteen) THB * Total numbers of month leased by the Lessee if the Lessee terminates the Agreement before December 31, 2017; or
(b)5 (Five) THB * Total number of month leased by the Lessee if the Lessee terminates the Agreement before December 31, 2018.
3.2The Lessor is responsible for property tax of the Leased Property during the Lease Term.
3.3 The rental fee payable by the Lessee under this Agreement shall be deducted of withholding tax levied and imposed on the rental fee in accordance with the Revenue Code. Upon each deduction of the withholding tax, the lessee shall issue to the Lessor a “Withholding Tax Certificate”, stating the amount of tax so withheld by the Lessee, which shall be in the form as prescribed by the Revenue Code.
3.4 The Lessee shall pay rental fee to the Lessor within 60 (sixty) days upon receipt of correct invoice from the Lessor and in accordance with the payment cycle of the Lessee.
