Please see follow up notes to our Inspection of the Golf Facility on Friday, 11th December.
General Note;
Most of the areas left ungrassed were left this way pending:
a) Feedback on the exact location and form of the 'hedge' fence to be planted by BIS.
b) BIS Feedback on potential 'Special Landscape Zones'.
c) Clarification on who would bear the cost
There are 4 areas of concern. (Please refer to attached sketch)
1) Heavily Shaded perimeters at north half of site where Zoysia grass would not thrive.
Existing Status
The Contractor initially did not plant pending feedback on the location of the hedge as there may have been duplication is plantings and because of unsuitability of Zoysia grass. BIS have now stated that they would like a suitable shade tolerant grass to be planted as per the Contractor's suggestion.
Proposed Action
The Contractor will gradually plant Malay Grass during the remainder of the 'Grow-in' period at no cost to BIS. These areas will be not less than 90% covered by completion of grown in period
2) Driving Range Area
Existing Status
The Contractor did not include this in the Scope of Work due to not knowing what would be designed and built in this area.
Proposed Action
The Contractor will be happy to grass this area at our own cost during the grow in period, but will not be responsible for damage caused during Construction of the net support system or weakness of the grass due to future shade from nets
3) Shaded Southern Entry Point
Existing Status
The grass in this area before the start of work was not healthy and grades meant standing water after rain. We have regraded so that the area now drains acceptably.
I would recommend a shade tolerant planting scheme here. As this may be one of the access points to the Golf, it was also mentioned by BIS principles that this area should have a gate and walkway and look good.
Anyway, in the meantime we need this areas for sand stock for the grow in period for about 6 weeks.
Proposed Action
The Contractor will be happy to supply our labour at no cost once a decision has been made on the plant types and landscape layout. Alternatively, we will offer a free Landscape Plan. Plants are to be to be supplied/paid for by BIS
4) Road damage.
Existing Situation
The road was damaged by Trucks delivering sand to the site. As noted by Mr Neil Richards, we were not informed that this or any other road was unsuitable for heavy vehicles. Closer inspection reveals that only wire mesh was used and also incorrectly located during construction.
Proposed Action
BIS to repair at their cost
The following additional Documents will be supplied to BIS as part of the Completion process:
i) As Built Plan including Drainage and Irrigation pipe layouts
ii) Specification sheets and warranties for all applicable Products
Receipt of the 30% cheque will allow us to start the mowing part of the 'grow in' process.
