Please find attached details of our offshore loan for your ground information. This is a joint financing program between UOB Singapore (UOBS) and UOB Thailand (UOBT), applicable for foreigner who wishes to own a Freehold Condominium in Thailand. Loan will grant from UOBS in foreign currency under the condition that UOBT will issue a standby letter of credit to guarantee the loan to UOBS and the property has to be mortgaged with UOBT as collateral.
The followings are the required documents,
From All Borrowers: - (Max at 2 borrowers, min combine income SGD$100K p.a)
1. 1 Copy of Passport & 2 Copies of NRIC (Signed with original signatures in blue ink)
2. 1 Copy of Spouse Passport & 2 Copies of NRIC (if any and signed with original signatures in blue ink)
3. 1 Copy of Marriage Certificate (if any and signed with original signatures in blue ink)
4. Signed Consent form for Thai Credit Bureau Assessment (Print attached)
5. Signed Application Form and duly filled up. (Print attached)
6. Signed Declaration Form (Print attached)
7. Latest of Credit card statement/ loan (as declare in Declaration form)
8. Financial Commitments -Compulsory Document
8.1 As employee
- Employment letter+ 12 months’ Pay-slips, 12 months salary statement + 2 years tax and HR’s email address
8.2 As self-employed
- Company Registration and Shareholders’ List
- Past 12 months bank statement (For both Company and personal)
- Past 2 year’s personal income tax returns (For both Company and personal)
- Latest of Credit card statement/ loan (if any)
9. Proof of residential address; Bank statement, Utilities bills to match name.
10. 2 referees name is required (Name, Contact number, and Relationship) (Print attached)

Turn around for application result is 3 weeks only after receiving the complete set of the above documents.
v 7 working days for property evaluation. The final approval amount must not exceed 70% of the valuation price or purchase price.
v 7 working days for final approve
v 5 working days for preparing loan agreement.
v 10 working days after signing date, loan can be disbursed (same day with ownership transfer)
Please note that, foreigners to be eligible to purchase a condominium in Thailand, they must present proof to the Land Department that the funds have been remitted from overseas. Without such proof the Land Department will not permit the transfer of ownership to the foreign buyer. The purpose of the remittance must be stated on the remittance advice. This should be "For the purchase of a condominium". Foreigner who takes loan form UOB must provide the proof for only difference amount between loan amount and purchase price.
