Agenda 11. To consider and approve Common Area to be used by a Unit exclusively (approx 4 sqm) under stairs unit 7/1 has been paying the service and maintenance fees since August 2009 to date. Unit 7/1 needs approval and a letter from the management to use common area exclusively and the owner of 7/1 to pay service and maintenance fees for the area.
Upon having Considered and seconded ,the meeting then considered and approved the meeting agreed the condominium act provides under article 21 for common areas to exclusive used by private owners.A letter shall be written by the committee to allow the area in question to be used by 7/1 for the life of the building ,and the owner of 7/1 to pay service and maintenance fees for the area, with is in accordance with the Articles of Association

Upon having Considered and seconded , ‘balcony garden area’ the meeting agreed that the condominium act provides under article 21 for common areas to exclusive used by private owners.A letter shall be written by the committee to allow the area in question (now to be called the, ‘balcony garden area’ hereafter ) to be used by unit 7 for the life of the building ,and the owner of 7 to pay 50% of back service and maintenance fees for 2009 to date (20,500.00 baht approximately-size of ‘balcony garden area’ to be confirmed on site with Manager and Manuel Recio), give a computer to Diamond Condominium as remaining 50%(value 20,000.00 Baht) and to pay current and future service and maintenance fees for the ‘balcony garden area’ .
The dividing wall between unit 7 and 7/1 shall be removed to comply with Tesabaan regulatons. Manuel Recio at his expense may install a gate of an approved nature(approval by the current Diamond committee of the time). This gate shall not be of a lockable type. This is to allow access in case of emergency and any future maintenance of the building which is in accordance with the Articles of Association
The Pagoda has been removed by the owner prior to the AGM meeting.
