The remaining balance regarding the common fees and other expenses in relation to the transfer of ownership of such Condominium Unit under the Condominium Juristic Person Regulation (if any), up to the Date of Transfer shall be paid solely by the Seller; provided however that, if the Seller has already paid the lump sum amount of the common fee for the whole year, the Buyer shall be responsible for the common fee applicable to the period from the Date of Transfer by returning such amount (pro-rata on monthly basis) to the Seller.
