4. APARTMENT MAINTENANCE
The Apartment Owner and/or their Agents agree to pay sufficient fees to enable Master Manager or its appointees to maintain the exterior of the Apartment (wall, door, windows, etc.) in good condition and will from time to time refurbish, renovate or repaint the exterior as required or deemed necessary by Master Manager at Apartment Owners’ expense. External appearances, finishes, roofs and roof tiles of all structures on the Apartment must be congruous within the Lanna Project.
5. CONSTRUCTION, ALTERATIONS, ADDITIONS OR DEMOLITION
5.1 The Apartment Owner and/or their Agents are fully aware that the Lanna Project is a residential development and that any construction, alteration, addition or demolition on the Apartment will need to comply with the relevant laws and general guidelines, rules or regulations as prescribed by Government Authorities or the Master Manager in order to preserve the overall theme, the exterior architectural design and aesthetics of the Lanna Project.
5.2 The Apartment Owner and/or their Agents shall not, without prior written consent of the Master Manager make any construction, alteration, addition or demolition on the Apartment. Prior to making any construction, alteration, addition or demolition on the Apartment, the Apartment Owner and/or their Agents shall submit a complete set of plans of the same to Master Manager to consider and approve. The Apartment Owner and/or their Agents are only permitted to engage contractors approved and appointed by the Master Manager for making any construction, alteration, addition or demolition on the Apartment.
5.3 Master Manager may carry out necessary alterations, additions and modifications in order to provide services to the Apartment Owner and common facilities.
5.4 The Apartment Owner shall not carry out any repairs, maintenance, decoration or painting to the exterior of the buildings under any circumstances. All such repairs, maintenance, decoration and maintenance shall be carried out by the Master Manager.
