In event of the LESSEE failing to vacate the said unit on expiry or sooner termination of the agreement, the LESSEE shall be liable to pay compensation to the LESSOR for delay in vacating the said unit at the rate of Baht 1,000/- (Baht Thousand only) for each day of unauthorized occupation and use of the said unit as and by way of liquidated damages in addition to the monthly rent hereby reserved. This right shall be without prejudice to any other right/remedies available to LESSOR to get back vacant possession of the said unit.
