Regarding the mortgage, understand your lawyers are requesting for a Confirmation Letter from the mortgagee bank for the release of the mortgage. Do u still need it? Please note you need to explain to your lawyers that the remaining funds will be remitted to suspense account of Mizuho Bank Singapore and held by Mizuho Bank WITHOUT any allocation of the fund yet. So it is very safe because the remaining funds are not yet release to the Sellers. Only when the Protocol of Delivery and Acceptance and Release Letter have been signed(which mean ship is delivered to Buyers already), the money is then release to Sellers. Therefore, Buyers are protected. I believe your lawyers concern when asking for the Confirmation Letter is because they are worried that ship will not be released to Buyers when the funds are remitted to Sellers account direclty
