4.8 When the lease Agreement is terminated without any defaults by the Lessee, the Lessee shall repair and maintain the Lease premises to return to their former condition within the time period stipulated by the Lessor. If the Lessee still violates and refuses to repair and maintain the Leased Premises to return to their former condition in completion according to the above-mentioned time period, the Lessee agrees to let the Lessor deduct the Security Deposit to use for expenses in repairing and maintaining the leased premises to return to their former condition, and the Lessor shall return the remaining Security Deposit to the Lessee without any interests within one hundred twenty (120) days after the Lessor has completely inspected the Leased premises for any damages or losses, where the Lessee has removed all assets and dependants of the Lessee out of the Leased Premises and the Lessor has received the possession of the Leased Premises in a proper condition from the Lessee. The Lessee shall also not have any outstanding rental payment or any other outstanding liabilities to the Lessor.
