The Core Area will be the international financial and commercial center of the new urban area, comprised of high-density office towers, commercial uses and grand public spaces such as the Central Plaza and Crescent Riverfront Park.
While the Core Area is a major employment center, with the integration of residential uses it is expected that 40,000 residents will also live in the Core Area, contributing to the vitality of the neighborhood.
The building density in the Core Area ranges between an FAR of 4.0 and 14.0 with the higher density located along the Crescent Boulevard. Building heights in the Core Area range from ten (10) to forty (40) floor
