Many hotelsareusingcomputerisedmaintenancemanagementsystems(CMMS)toorganizebuilding
and facilitymaintenanceworks.ThedatarecordedbyaCMMSareusefulinformationtoassessmentof
maintenance performancebutfewhavepaidattentiontothisapplication.Thefindingsofapilotcase
study conductedbasedona618-roomhotelinHongKong,asreportedinthispaper,includehowthe
hotel’s CMMSwasutilizedtofacilitatemaintenanceworkorganizationandtheanalysesoftheCMMS
records andassociateddocumentaryinformationfora12-monthperiod.Thestudyrevealedthatthe
maintenance workloadwasdominatedbyelectricalinstallations,andtheguestroomsdemandedfor
far moremaintenanceworksthantheotherareas.Significantcorrelationwasfoundbetweenequipment
downtime andamountofmaintenanceworkorders.Arangeofperformancecurvesandindicatorswhich
is usefulforassessingmaintenanceperformanceofhotelengineeringfacilitiesisalsopresented
