If the Lessee breaches or violates and provision of this Agreement, the Lessor shall have the light
to tenninate the Agreement. However, if such breach or violation can be rectified, the Lessor shall
grant an opportunity for the Lessee to do so within a reasonable period of time prescribed by the
Lessor.
15. If the Lessee is subject to the receivership order or becomes bankrupt, the Lessor shall have the
right to tenninate this Agreement.
16. If the Leased Premises is destroyed to the extent that it becomes untenable or if the land on which
the Building is located is expropriated, the Lessor shall have the right to terminate this
Agreement.
17. Upon the termination of this Agreement due to whatever cause or reason including its expiry the
Lessee shall return the Leased Premises to the Lessor in the same condition existing at the date of
acceptance of the Leased Premises by the Lessee. The Lessee shall also remove all properties of

the Lessee therefore forthwith and the Lessor shall be entitled to enter upon and take possession
of the Leased Premises and all fIXtures, fitting and equipment therein. The Lessor shall also be
entitled to remove the properties of the Lessee out of the Leased Premises without any liability
whatsoever. If the Lessee fails to deliver the Leased Premises in the condition referred to above or
