Not at any time during the said term of lease to assign, demise, sublet or otherwise part with or share possession of the whole of the leased premises or any part thereof without the Lessor’s written consent (provided that if such assignment, demise or subletting is to an affiliate under the control of the Lessee with such reputation and financial standing satisfactory to the Lessor, then such consent of the Lessor shall not be unreasonably withheld). In the event that an assignment or sublet is approved by the Lessor, the Lessee shall pay the Lessor the difference between (i) the rental fee the Lessee pays to the Lessor hereunder and (ii) any rent or other revenue the Lessee receives from any assignment or sub-lease;
