12. To consider and approve Common Area to be used by a Unit exclusively (approx 4sqm)balcony garden area Unit 7-needs approval and a letter from the management at a meeting as it also uses common area exclusively and the owner of unit 7 to pay service and maintenance fees for the area.
Unit 7 has had exclusive use of this area and to date has paid for the additional space.
The current rate charged is 45 Thb per Sqm serice and maintenance fees for the area.
Options:
Approve the common area to be used by unit 7 exclusively and the owner of unit 7 to pay service and maintenance current and future fees for the area. Including back dating from 2009 to date all charges?
The wall is to be removed to comply with Tessabaan rules reguations
Remove the dividing wall between unit 7 and 7/1 and open up the common area
(The condominium will remove the wall at the expense of unit 7)
In Addition: The Pagoda structure since erected by the owner is in breach of condominium act
To consider to allow this structure and approve in writing, or to dis-allow this structure and order its removal within thirty days by written notice to the owner.
13. To consider and approve subject to the approval the manager in writing a fully specified building plan request from Less of Unit 7/1 Rudolph Young
To enclose the bedroom bedroom balcony on the west side of the building that will extend the bedroom, with glass in frames and a glass sliding door(no structure changes) in front of the bedroom and will not be in view of any of the other apartments. The only way to see this would be to walk around the back of the apartment. This space is already included in unit’s monthly payment calculation.
Approval- If approved in writing by the Tessabaan and enginee,it is subject to the condominium being absolved of all and any responsibility of future damage, repair and such remains the liability of the owner.
