6.4 Renewal CCTV and Access
The current contract with PSM FAREAST Co., Ltd expires on November 30, 2016.
The Management proposed to continue with PSM FAREAST Co., Ltd as this company is the original brand and they propose the same price than last year at 25 680 Baht incl. VAT. The scope of work is in English and very detailed and the contractor will come 4 time /year. Resolution: The Committee agrees to renew contract with PSM FAREAST Co., Ltd until November 30th, 2017 at the yearly rate of 25 680 Baht incl. VAT.
6.5 Swimming Pool Mats
Quotations were presented to BOC in the booklet with different sizes and brands. The best quotation with Mats Advance technology was not accurate. So the Committee requested to the management to get this final quotation with the size as following: 2 sets 90x350 cm and 2 sets 90 x 140 cm.
Resolution: The Committee is waiting for this quotation from Mats advance technology with the aforementioned size before giving approval by email.
6.6 Window cleaning outside the building
The Committee requested to get the windows cleaned early December. The management acknowledged this on previous BOC meting (August) and therefore provide 3 quotations for the committee consideration and approval.
The Management recommend to work with ISS Facility Service Co., Ltd as they propose the best price with also a short timeframe. ISS also confirmed they can do it on early December.
Resolution: The Committee agrees to proceed to window cleaning with ISS at the rate of 74 900 Baht incl. VAT.
6.7 Renewal Management Contract
Management contract with Savills (Thailand) Ltd, is expiring on 30 November 2016. The management would like to propose to renew the contract.
Resolution: The Management has to send the proposal by email to the committee
Agenda 7: Building Improvement Projects
7.1 Water Pipe renewal Project
The Management confirm they are investigating with 2 companies: Cosmopolitan Trading at 682 756 Baht and Envire Operation at 642 000 Baht. The Management also informed the committee another company will come to inspect and may provide 20 year warranty on the product and 2 years on the fitting (Cosmo propose 10 years on the german product and Envire 5 years on thai product). The 3 quotations will be presented on next BOC meeting to proceed to change of the supply pipe early 2017.
The original budget 2016 to proceed with this project was 360 000 Baht. Regarding the result of the comparison the budget will be adjusted for next year.
7.2 Garden Lightening Project
The committee acknowledged the management changed the light along the road side. The next step for the management is to propose to renew the lighting all around the building as it is very dark in some parts and old fashion light design with no consistency in other parts.
The management reports the front garden lights should be a full project with floor and wiring. The Committee acknowledges.
7.3 9th floor Renovation Project
The Management informed the committee about the project. Different Design Company have been contacted but only one replied (Whitespace) and proposed a first quotation with a detailed scope of work. The management will forward the quotation and references of Whitespaces to the Committee and investigate further to present a detailed scope of Work next BOC meeting
