5. If the Buyer could not to get conveyancing at the land department office within agreement above ,or could not pay for the arrearage. The Buyer agrees that the Seller could terminated the contract and forfeiture of all deposits without the right to any claims. In cases the Seller could not transfers property to the Buyer whatsoever, The Seller agrees to payback deposit mentioned in Article 2 and interest 6.5 percent per month since the Buyer paid it, and the Buyer have the right to ask for the fine amount , and agrees that the Buyer have the right of litigation.
