So you made the selling contract between my wife niam and the steinhofers including the loan. both contracts were made by your office.
the steinhofers are now permanently attacking us with things which are not good.
At a certain moment they even said they were feeling unsafe in the house because the structure of the house at there openion was not good.
they also have a never ending and always changing list of things which have to be finished in the house, like fingers on the wall, not enough warm water ( they found this six months after the house was delivered) finishing between wall and ceiling not good ...
after they changed themselves all the tiles of the pool they are saying now that the pool is leaking , but we can not be responsable for this after they changed the tiles because after 6 months they did not like the the first tiles;
they try now to make confusion between PP building and my wife and myself;
can you advice us please in which way we have to think???
my strategy would be the following but i am not a lawyer and certainly not a specialist in thai law so i need advice:
although they negociated with pp building and even a contract for building was signed at the end they bought an existing house from niam, a proof is the contracts and also that the blue book was origanally in the name of niam, so they bought an existing house.
an existing house you buy in the condition as it is, the buyer has the possibility to check the house and to controle the quality before they buy it , they can hire before they buy specialist to see if the house is OK
niam bought the house, she will have invoice from PP building, from PP building
Pp building is responsable towards the buyer, being niam, and the guarantee is in favour of niam and not in favour of the steinhofers which bought the house from niam
Niam and PP building were in the past so kind to use the guarantee in favour of the steinhofers although there is no obligation to do this
there is first of all this stupid complain that the house is not safe, pp building gave you the signed documents by the architect and the concrete engineer-architect that the house was build in a correct way;
than there is now the complain about the pool leaking, my reply is as mentioned above you did change the tiles yourself and this means that there is no guarantee from pp building anymore;
the list of things to do, we cannot longer accept things to do six months after the house was delivered, pp building will finish a few thing and than they stop
i would also remind them to their obligation to pay every month the loan als also remind them to what would happen if they dont pay!!!
do you think that this strategy would work ? My question to you is now to give your opinion and to make an official letter to the steinhofers
an other question is who should answer them because they are playing a strategy game to sent all their letters and complains to who it may concern and sent it both to pp building and myself and niam. can you advice in which way we should react on this;
so can we prepare now in which way we should react?, we can have meeting with skype if you feel this is necessary;
