9. Defaults: The Lessee shall be in default of this agreement if the Lessee breaks any of the Condo rules, fails to pay rent within 10 days when due, causes any unlawful acts or is a nuance in any way to owner, or other owners or Lessee or Condo association. If the Lessee fails to pay financial obligations or rent within 10 days (or any other obligation within 10 days) after written notice of such default is provided by the Lessor to the Lessee, the Lessor may take possession of the premises after posting of notice for 48 hours on the door. The lessor may change the locks to prevent the Lessee from reentry. The lessor is not responsible for any of the lessee possessions or any items left in the premises condo if lessee is prevented from reentry and locked out of the premises. Lessee is responsible for all costs incurred by lessor for the above. If lessor takes possession it is without prejudicing the lessor's rights to damages. In the alternative, the lessor may elect to cure any default and the cost of such action shall be added to the lessee's financial obligations under this Agreement.
