Any damage to the leased premise or any person due to the storage of, the conduct of industrial business or acts goods of the lessee, his sub-lessee or their employees shall be compensated by the lessee to the lessor or the suffering persons. Any damage cause by the lessee’s neglect or failure or delay to maintain or minor repair the leased premise within the time specified by the lessor. The compensation or replacement is solely responsible by the lessee and the lessor has a right to strike or undertake other person to maintain or repair. The lessee shall reimburse to the lessor all cost. The lessee has no right to apply the security deposit to default expense for repairing or modifying.
