The tenant shall use all reasonable efforts to remedy any breach within thirty (30) days (or such shorter period as may be specified in this agreement) after notification thereof by the owner. If the tenant does not remedy any breach within such period then the tenant agrees to pay the owner in addition to the payment of the interest specified in clause 11.3 two hundred (200%) percent of the monthly rental fee otherwise payable for the period from the date of the breach until the remedy thereof has been made to the satisfaction of the owner. Moreover, the tenant further agrees that tenant shall pay the owner for all costs and damages as may be incurred and suffered by the owner in connection therewith.
