Dear Ms Wanee Saelai,
I have recently been informed and confirmed by my Agent PIK (bankokperfectresidence.com) that
although I had rented the place for a contract for two years yet my place was being re let to other
tenants on a short rental. Although this is against the agreement but I would not have interfered
if the juristic office would not have any issue on this matter. As you want this to be stopped MY
AGENT IS ASKED TO HAVE THIS DOCUMENT SIGNED FOR ME BY THE TENANT WHOHAD AGREED TO
USE IT FOR HIM AND HIS SISTER WHO IS RECEIVING TREATMENT AT LOCAL PRIVATE HOSPITAL.
I am sending a copy of this document to her for tenants signature. It is important that he signs this
paper along with the agent as i am not on the site and it will not be possible for me to control this matter
from London. I will be visiting Bankok inshallah by end of Jan or Feb when I will be able to visit you
and agree all issues.
Please also note that I have authorised my agent have this Common Area fees for one Year outstanding
be paid through my tenant.
However I understand that your office is trying to recover further amount of Sinking Fund I need to discuss
this when i am in bangkok. As I had paid the Sinking Fund at the time took over the unit from Grand Asset.
They had charged and kept SINKING FUND as one off charges for the structural maintenance of the Building
from the profits generated from the funds. Why do we need to pay this again. This had not been requested by
any agents in the past. These are sum of the issues we need to discuss with Management and need to know what
is needed with the funds. I understand there is a group of flat owners who have not paid this amount.
However I have instructed for all COMMON AREA fee be paid immediately along with any charges for the use
of water supplies. Whilst I will on arrival settle the issue of SINKING FUND.
I will keep you informed as soon as I hear from my Agent on this matter.
