Many apologies for taking so long to get back to everyone after our meeting almost two weeks ago!
As promised, I am writing to ask everyone, including Committee members and Plus, to provide a list to plus of any one-off or unusual items that might be either necessary or desirable to do in 2016 or 2017. The intent is to identify everything that we can, get a general sense of what each might cost, and then have the Committee discuss and set priorities. Any that we would like to do in 2016 can then be added to the budget and approved at the AGM. If there are things that we very much would like to do, but that we can’t afford this year due to other priorities, we can tentatively plan them for 2017.
I can start the list with items that we have discussed as a Committee already, but if each of you could add your thoughts that would be very helpful!
Here is my list to get started. This is not in any particular order and I hope that reading it triggers more ideas in everyone’s minds!
Phase 2 of the lobby work (approved last year, but probably worth considering again)
Flooring and other issues related to the retail area.
Water features and Zen garden.
Outdoor areas including black wall, plantings, etc.
Fire detection systems including in the units.
Security issues beyond the new fingerprint system we are already discussing. (Is this in our 2016 budget??)
Waste water treatment.
More frequent window cleaning.
Wall painting and landscaping in the pool area.
Improvements to furnishings in the pool area.
Repair or renovation of the children’s room on the 7th floor.
Repairs in the library on the seventh floor.
Waterproofing of cracks on the roof and on the exterior walls of the building. (My unit has significant seepage through the exterior wall of my balcony, and I can’t imagine that I am alone!)
I would ask Plus not only to add more items to the list, especially from your team of technicians, but also to inform the Committee which of the proposed items, if any, are already in the 2016 draft budget. For those which are not, even a very rough estimate of what they might cost based on your experience in other properties would be extremely helpful to us.
