Yesterday, June 2nd from 2-4pm we had a working team meeting with Khun Thanawan, Khun Kittipong and Khun Kritrat (Division Manager) of Magnolia to study the building structure by examining plans and some site inspection (Mitkorn attendants, myself, Khun Theerapong, and Khun Samarn).
The meeting notes as follows (helped prepared by Khun Kittipong/Magnolia):
1. Existing Building Constraint:
1.1 In case of renovating the building, floor-to-ceiling height of existing building structure can be 2.50 m. (which may reach 2.70 m maximum) which is still acceptable and could be positioned as high-end product ( not superluxury one )
1.2 Another constraint is the elevator. If we were to do a mixed use between Service Apartment and Residential for Sale, we may need another 3 more elevators (including service).
2. There are 4 factors we need to explore and consider
2.1 Construction: Pure Renovation ( No EIA required), Total Rebuild ( EIA ), Combination of renovation and construction of new building.
2.2 Commercial Use: Mixed Use Service Apartment and Residences
2.3 Product Positioning: A, B+, or B segment
2.4 Regulation and Privy Purse Rules
3. Magnolia will explore more about the building structure and regulation to check possibility of renovation.
