SCHEDULE 3: THE PROPERTY COVENANTS
3-1 Useage
The Tenant must not use the Premises for any purpose other than a Café/Restaurant and associated Business within class A (1) of Town and Country Planning Order 1987 except with the prior written approval of the Landlord, such approval not to be unreasonably withheld or delayed.
3-2 Heavy Items
The Tenant must not bring onto or permit to remain on the Premises any machinery that will or may strain or damage the Premises or any part of them without the prior written consent of the Landlord such consent not to be unreasonably withheld or delayed.
3-3 Common Parts
3-3.1 Care of the Common Parts
The Tenant must not cause the Common Parts to become dirty or untidy (if applicable).
3.4 Signs
No plate card notice signboard bill or advertisement of any kind or sort whatsoever shall be exhibited on any external part of the Premises other than a sign or fascia of such a description and to be affixed in such a position as shall be previously approved in writing by the Landlord (such approval not to be unreasonably withheld or delayed) and the Tenant shall not at any time paint out or otherwise obscure the windows of the Premises save that the display of the Tenant’s usual promotional trade posters in the windows of the Premises shall not be a breach of this clause .
3.5 Ceiling Height
On vacating the property you must (if requested by the landlord) get the ceilings reduced to a normal/ legal height.
